The option now runs through June. That creates room for diligence; it does not establish ownership.
A mixed-use industrial campus is moving from funding conversations toward an executable capital plan. Cost validation and utility capacity are the next tests. No financing agreement has been executed.
Site control is extended through June. Technical reviews are underway. Funding discussions remain non-binding; construction authorization is still ahead.
Separate what happened from what it means for the next decision.

Debt, sponsor capital and incentives have distinct jobs. A separate bridge would pay for early work.
Lender interest depends on an independent cost review and confirmed utility capacity. Both remain open.
Select a route to see what it funds, what it needs, and what happens next.
The $4M preparation bridge is temporary financing, assumed repaid from the senior facility at closing. It is included within the $480M uses and is not added to the permanent capital total. Incentives represent assumed net cash, not tax-credit face value. All amounts are illustrative and conditional.
A simple scenario model makes downstream consequences visible.
For this demonstration, the baseline closing target is week 10. Cost clearance is needed by week 4; utility clearance by week 6.
Model assumptions: both reviews must clear before final underwriting. Late clearance shifts closing by the larger review delay. An unresolved funding gap blocks closing rather than producing a new date. Site-option coverage and all other approvals still need separate confirmation.
Inspect a claim and the limit of what its supporting record establishes.
Documented in example
An extension buys time for reviews. It does not mean the land has been purchased.
Conditional
A lender is willing to evaluate the proposal. Credit approval and executed documents are still ahead.
Under review
An application is in the process. Eligibility, award, timing and net proceeds remain unresolved.
These are invented excerpts that demonstrate evidence handling. No confidential project documents or real counterparties are included.
Named responsibility, a concrete deliverable, and a reason it matters.
People, responsibilities and dates in this exhibit are fictional. Action timing is the baseline plan; scenario changes above do not rewrite the briefing record.
Plain-English explanations of the terms and the questions that matter.

This is how I keep track of a real development my team and partners are working on: several projects, several funding routes, and a lot of conditions that are easy to mistake for commitments. Each week the meetings and source documents become one briefing with the summary, the funding paths, the evidence behind each claim, the timeline and who owes what next. AI organizes the material. I check the claims against their sources.
